  • You may have have sorted this out by now, if so, apologies, but our dry rot experience may be useful.

    You could get an independent survey, which would cost obviously, but if you then get a specialist firm to deal with the problem you may well find they also want to do their own survey before they can diagnose and quote for the work. You might end up paying twice, although the specialist might remit the survey cost as part of the final bill. Alternatively, if the surveyor can give clear instructions to a builder, then you could find your own builder to do the work. You might want to think whether you need a guarantee for the future, which might require a specialist firm.

    I see there is already an old post here about a recommended surveyor in case you didn't spot it.

    For our problem (which was pretty urgent)  we went straight to a specialist firm - this was Abbotts Damp Proofing. I'm not sure now how their prices compared with others, but dry rot is expensive stuff. We got on with them well and have confidence in them, but the work is recent and it's the long-term which matters.

    From what you say it looks like your problem is probably condensation, so ventilation and/or insulation measures are likely to be the thing.
