Through the Haringey email planning notification service, I've just received details of what appears to be a NEW full planning application for 1-6 Crescent Mews.
The application is for "demolition of the existing buildings and redevelopment of the site to provide 37 residential units in four blocks (comprising two 3 storey blocks fronting Crescent Mews, a 1 storey block adjacent to Dagmar Road and a 4 storey building to the rear of the site), including 4
accessible car parking spaces, associated landscaping and cycle parking, installation of vehicle and pedestrian access gates and associated
works."
There are no affordable units in the proposal on the grounds that the financial viability assessment means it isn't possible.

Dear all, after some feedback and conversation on this with some of you, I have written to the Director of Planning and the Chair and Vice Chair of the Planning Committee to ask:
Nevertheless, as I am not sure when I will receive a response and what the response will be I would encourage all those who can to have a look at the application and provide comments on the portal by the 22/08 and share the link of the application above with your street what's app group and socials. Thank you!
All, I have received a response from officers about exending to the end of September the consultation deadline and about the application to be determined by councillors at a meeting of the Planning Sub-Committee rather than by council officers.
I am glad to report that officers have agreed to a formal extension to the consultation deadline to the end of September, and that also any comments received after this date will be considered up to the application decision date. They have also confirmed that if they recommend approval the recommendation will be referred to the Planning Sub-Committee for a decision as it is a major application.
I have mentioned I also asked the Planning Team about the existing and new applications fit with one another, and how the planning conditions attached to the 2019 application would affect the new proposal - especially given the removal of affordable housing in the new application.
This is what I have found out:
Please get in touch if you have any further query and do not forget to comment on the application.
Hi Alison, many thanks for flagging this. I have just posted the officer's response on the other thread on variation of the 2020 planning application and was not aware of this one! You ar eright, this is a new application that removes affordable units. This is from the Planning Statement published in the application:
This earlier approved scheme included the provision of 5 affordable
houses (representing 16.67% by unit and 35.16% by habitable room).
However, due to a significant increase in construction and other
costs associated with delivering residential developments, the site
owner/developer is no longer able to provide the level of affordable
housing contribution previously required through the legal
agreement. As a result, a live application is currently before the
Council (under Ref. HGY/2023/1620) which is identical to the 30 No.
unit scheme, but which seeks to remove the affordable housing
element. At the time of writing, this application is currently being
considered by the Council.
I will ask officers where this leave with current consultation for condition and previos planning application.
Thanks so much for this, Alison.
