New planning permission for Woodridings Court - deadline 17th January

Hi all - many of you will be intererested to know that Haringey has submitted variation to the original planning application for the creation of 4 additional new flats. The link to the new proposal is here: HGY/2024/3339 and comments are possible until the 17/01/2024. I will ask to postpone the deadline considering is only 4 weeks period and across the holidays but would suggest not to wait in case you have comments, just in case is not agreed by officers.

Hi all - Haringey has agreed to extend the consultation period until the 31st of January, so there is still time to comment. There's also been a briefing for councillors and these are some of the points discussed and raised :
- The builder company should be selected and contract approved by Haringey Cabinet by Summer '25, with works starting in Autumn '25 and completion in Summer '26
- There will be Council presence at the site at least a day a week and the builder company will maintain a contact person at the site as well. This throughout the works. I have also asked for periodic leafleting of progress in the area and officers will work out a communication strategy, probably with updates on CommonPlace portal (https://woodridingscourt.commonplace.is/)
- The scheme is car-free so residents will be asked to sign a statement where they are aware that they will not be able to ask for any resident permit
- Local road access will remain as it is. The flats will be built separately in a modular scheme and transported to the site when ready to be assembled, so nearby roads will be closed for half a day in a period of 2-3 weeks depending on the delivery schedule.
- With respect to noise, expecially at the site ( working hours will be 08.00 to 18.00 Monday to Friday and 08.00 to 13.00 on Saturdays) officers have mentioned that expecially for the ramp demolition, noise will not be continued, but in chunks of two hours and limited in time, and that they would have tried to schedule in time of the day where they could minimise the disturbance
- I have also asked about waste infrastructure, considering the status the Thames Water pipes and the current works in Crescent Road, and officers have mentioned they are aware and will work with Thames Water to implement solutions that would prevent issues similar to those happening in Crescent Road.

  This schedule shows that the consultation' is a scam.
  
  The proposal will be approved no matter what objection is lodged by residents.
  
  The development is not going to be 'car free'. Car spaces will be made available inside Woodridings Court, and no resident permit will be needed for free, unrestricted parking just outside in Albert, Victoria Rd and all of Alexandra Park West, available to all new occupants and their visitors.
  
  Haringey’s ‘ team has mentioned they are planning to work with Thames Water to implement ways to regulate the flow of the waste so that it is not overpowering the existing infrastructure.’ This is a bizarre statement. What is ‘the team’ planning to do - dictate a time when toilets can be flushed, or check what articles are put down toilets?
  
  Is is a fact of public record that TW has spent less on maintenance and renewal of pipes than obliged to do by OFWAT, and that TW is asset-stripping by paying shareholders whilst increasing debts, seeking government bailouts and increasing rates to be paid by customers.
  
  We have already experienced the negative effects on TW services from increased occupancy in new flats above Crescent Rd shopping parade.
  
  TW infrastructure, waste services and traffic congestion is unlikely to cope with 37 new flats in Woodridings Court, either.
