Dear all - many of you will be aware that haringey has granted permission for building 37 new council homes at the back of Woodridings Court . I have received an update from officers and have been told that project works will start next week with initial investigations. Site investigation works will be carried out by Jomas Consulting on 30 January 2026 lfor two days. They will excavate boreholes to place pipes in the ground for investigation and will monitor the holes for 4 weeks.

In addition I was told by officers:

We intend to commence work in the summer of 2026. Prior to construction work taking place:
• Residents will receive an introduction letter from our contractor (who will build the homes for Haringey Council) providing their contact details and the times at which work will take place.
• Haringey Council and the contractor will provide detailed information on how the construction work will be carried out and how we will be supporting existing residents during the building of the new homes.
• During the construction work, there will be regular newsletters and drop -in sessions that will provide residents with the opportunity to discuss the works face to face with our team.
The estimated completion date of the new council homes we are building at Woodridings Court is winter 2027. 

Woodridings Court residents should have received a letter with more details and email/phone point of contacts. If any of the Woodridings Ct residents  is reading this and has not received one please let me know and I will make enquiries.  I have also asked that similar points of contact and drop-in session will be provided to the neighbourhood and to coordinate with Highway and Network Haringey teams throughout the demolition of the car park and buiding works.  Updates will also be posted on https://woodridingscourt.commonplace.is/

  • Dear all - this is the response I have received from officers about the works, local infrastructucture and communciation plan for residents and neighborhood. Hope this is helpful.

    Dear Councillor, 

     

    Thank you for your email and for raising these points. In response to your questions:

     

    In terms of providing support for existing residents. Once we get closer to formally appointing a contractor, we will work with them on a detailed construction logistics plan. This will set out how the works will impact existing residents and the specific support measures that will be in place during demolition and construction. This information will be shared with ward Councillors as it becomes available.

     

    Construction information, timings and engagement. Following contractor appointment, we will issue an introduction letter to residents setting out the contractor’s details and key contacts. We will also host a “Meet the Contractor” event so residents of Woodridings Court and surrounding neighbours can meet the project team and building contractor directly, ask questions and raise concerns. Information on construction methods, working hours and upcoming activities will be shared with the wider neighbourhood, and residents in the surrounding area will be able to use the same contact details provided in the resident letter.

     

    With regards to the traffic and parking, as set out through the planning process, the Woodridings Court development is designed to be car‑free, as required by the independent planning authority. New residents will not be eligible to apply for residents’ parking permits. Three parking spaces will be provided solely for wheelchair‑adaptable homes and allocated to those tenants only. We recognise the ongoing concerns around traffic and parking pressures locally and will ensure these are considered through the construction logistics planning and communications.

     

    Concerning utilities and coordination with Highways / Thames Water, we will speak internally with colleagues in Highways regarding any upcoming Thames Water works and ensure there is awareness of the local utilities constraints you have highlighted. We will seek to coordinate activity as far as possible to minimise disruption during demolition and construction.
